Site #3 - Agromac Building
Gering Industrial
Building Specifications:
- Location: Gering Industrial Park, 220757 Highway 92 East, Gering,
Nebraska, at the intersection of State Highway 92E and 21st Street.
Zoned heavily industrial; ½ mile to downtown Gering; 4 miles
South of Scottsbluff.
- Description: Formerly the corporate offices for Lockwood Corporation
(later Agromac International), this one-story office and support facility
was built in 1968 to accommodate 250 management and office personnel,
with parking for 125 cars (West Section) and 60 cars (East Section).
Consists of 29,403 sq. ft. of heated and air-conditioned space in
three sections:
- West Section: 15,262 sq. ft. space includes
the main front entrance, two side access doors, 5 executive offices
and 10 management offices; 5600 sq. ft. open space for cubicles;
300 sq. ft. walk-in, fire-proof vault for record storage; 800
sq. ft. board or training room; 2000 sq. ft. functional office
areas for literature fulfillment, employee break room, meeting
room and general record storage; mens and womens restrooms; fully
ADA accessible.
- Center Section: 4500 sq. ft. full, open area,
with separate main entrance, currently leased to electronics manufacturer
who would relocate (currently employs 44 people); separate HVAC
controls.
- East Section: 9700 sq. ft. area with two access
doors on east side; overhead roll-up receiving door with inside
weather separation room; 4 private offices; 180 sq. ft. meeting
room; 7200 sq. ft. fully open area; carpet only in offices; current
tenant (tortilla manufacturer) planning to relocate; separate
HVAC controls; mens and womens restrooms; fully ADA accessible.
- Construction: Reinforced concrete floors, concrete and brick facing
walls on three sides; adjoins 200,000 sq. ft. sugar storage warehouse
to the south, which has 25 foot high concrete wall separation of entire
south wall; drop ceiling throughout.
- Features: All three sections heated and air-conditioned (roof-top
units); make-up air units; fully sprinklered; fire protection system;
in-ceiling lighting throughout; 2-T1 lines can be expanded; easy access
parking to all entrances; dock service door on east side; ground level,
8’x 8’ roll-up door into 180 sq. ft. staging room, which
has 8’x 8’ swinging doors; second dock door can be easily
added. Illuminated corporate logo on front facing highway; flag pole;
all sides security lighted; ½ mile to Gering Police and Fire;
two full-time maintenance staff (if leased); Scottsbluff National
Monument is 1.5 miles directly west on Hwy 92, which is the Historic
Oregon Trail.

- Electricity: Supplied by City of Gering from Western Area Power
Administration and Municipal Energy Agency of Nebraska; 277/480 volt,
3 phase, 1200 amps
- Natural Gas: Kinder Morgan 4” main

- Telecommunications: Sprint, 2-T1 lines to digital central office
